What is an InvIT (Infrastructure Investment Trust)?

InvITs are listed trusts that own operating infrastructure projects — highways, power lines, gas pipelines — and distribute income to unit holders. Listed on NSE/BSE, they offer regular income (8–12% distribution yield) with lower risk than equities. Examples: IRB InvIT, India Grid Trust (IndiGrid), and Pow. Min of India InvIT.
