What is the difference between REITs and InvITs?
REITs own income-generating real estate (offices, malls, warehouses). InvITs own infrastructure assets (toll roads, power transmission lines, gas pipelines). Both are listed trusts distributing 90% of income. REITs carry real estate occupancy risk; InvITs carry infrastructure regulatory and traffic risk. Both offer 8-12% distribution yield.
