Risks: project delay (Indian average is 3-5 years late), builder default (RERA provides partial protection), GST applies on under-construction (not ready-to-move), and you pay EMI while still paying rent. Only buy from RERA-registered developers with a strong completion track record. Ready-to-move is always safer.
