What is a REIT (Real Estate Investment Trust) in India?
REITs are companies that own income-producing real estate (offices, malls, warehouses). Listed on NSE/BSE, they must distribute 90% of net distributable cash flows as dividends. They give retail investors exposure to institutional-quality commercial real estate with as little as ₹10,000–₹15,000 (one lot). Embassy REIT and Nexus REIT are examples.
